Residential Refurbishment & Investigation Works | Woolton, Liverpool

Project Overview

We were invited to support this project after the property had been rented for a period, ahead of a family member moving back into the home. While the house was broadly well designed, it required a combination of refurbishment, repair and investigative works to restore its finish, resolve hidden issues, and bring renewed life into the space.

Unlike a traditional refurbishment with a fully defined scope, this project evolved as investigations uncovered the root causes behind a number of performance and finish issues. This required flexibility, technical judgement and close coordination across multiple disciplines.

This project reflects our experience delivering investigation-led residential refurbishment works for homeowners across the North West, including Woolton.

Multi-Disciplinary Refurbishment & Maintenance Works

The scope of works spanned structural detailing, joinery, glazing, finishes, services and decorative elements, including:

• Strengthening, sanding and re-polishing existing iroko timber steps

• Replacement of external decking to the front elevation

• Bathroom strip-outs and refurbishment works, including bespoke cabinetry

• Manufacture and installation of new bathroom cabinets

• Repair and adjustment of internal doors, sliding systems and floor boxes

• Investigation and remedial works to timber windows and glazed openings

• Replacement of water-damaged backing boards and demister pads to bathroom mirrors

• Installation of new chrome bottle traps and upgraded fittings

• Electrical works including CAT6 data points and USB installations

Careful coordination allowed different tasks to progress in parallel where possible, ensuring a smooth programme while maintaining attention to detail throughout.

Investigation‑Led Problem Solving

A key feature of the project was the need for investigative works to identify and resolve underlying performance issues.

These investigations included:

• Water ingress through the main entrance door and facing windows

• Performance issues with timber windows to the older parts of the building

• Water ingress at roof‑level parapets and glazing interfaces

• Issues associated with external log‑store decking and detailing

Once root causes were identified, we carried out the necessary remedial works, including improved weather‑sealing, flashing repairs, masticking to existing compriband, and targeted structural and finishing corrections — prioritising durable, long‑term solutions rather than cosmetic fixes.

Refurbishment of Combi‑Frame Window Systems

One of the most rewarding aspects of the project was the refurbishment and improvement of the existing Ideal Combi‑Frame window installations.

The original supplier quoted in excess of £20,000 to carry out remedial works. Through careful assessment and intelligent detailing, we delivered a more robust and watertight solution at a significantly reduced cost.

Works included:

• Removal and disposal of ground and first‑floor blind boxes

• Manufacture and installation of new replacement blind boxes

• Powder coating of existing flashings

• Improved sealing to glazing interfaces

• Reinstallation of blinds and surrounding finishes

This approach delivered a higher‑quality outcome while offering excellent value for the client.

Media Room & Interior Upgrades

As part of the wider refurbishment, underutilised areas of the home were reimagined to improve functionality and enjoyment. This included the creation of a dedicated media space with bespoke joinery and integrated lighting, tailored to the client’s lifestyle and the existing fabric of the house.

Resin Floor Restoration – Managing a Complex Challenge

The most technically challenging element of the project was the refurbishment of the existing resin floor finish — a defining design feature of the home that had become scuffed and damaged over time.

As the original supplier could not be identified, alternative specialists were sourced and appointed. Despite clear expectations being set, the initial installation failed to achieve the required standard, with visible roller marks and surface inconsistencies. Attempts by the supplier to rectify the work resulted in further damage, including areas of over‑sanding that compromised the finish.

With timescales fixed to allow the family member to move back into the home, appointing an alternative specialist was not possible. Following detailed discussions with resin product suppliers and experienced installers, Neil took the decision to address the issue directly.

Although this was not a finish he had previously delivered first‑hand, Neil approached the challenge with the same mindset that underpins everything we do — that with the right preparation, advice and attention to detail, even complex problems can be resolved properly. Through meticulous preparation, testing and a careful, methodical approach, a significantly improved finish was achieved, delivering the floor within time and budget and to a standard that exceeded the original installation.

Outcome & Client Experience

The completed works have restored the property as a calm, cohesive family home — refreshed, functional and finished with care.

The project demonstrates our ability to:

• Deliver a wide range of works under a single coordinated programme

Most importantly, the home was completed on time and ready for occupation, with confidence restored in both the quality of the work and the integrity of the finished result.
